实体与规则
基线 schema 之后的每一处变化都是一个编号迁移（0001-0014），只追加、不改写。每张业务表都带来源（source）、置信度（confidence）、更新时间（updated_at）三件套。
实体
一行一个实体：用途与关键字段。字段名以 schema 与迁移为准。

三条规则
双 ID 规则
我方 ID 永久、自有（listing_uid / building_uid / unit_uid / parcel_uid）。每个外部 ID 只存在于 id_crosswalk，不进任何主表；跨源同标的只经 crosswalk 关联。对外，source_id 只对 internal 层返回，其它层只见 source_system 与公开 URL。
三态推导
只有一处推导：事实维未到 research_complete 为 未核验；事实维完成且价格维为 confirmed 为 多源公告一致；其间一律 估算。单调保守：任何一轴不足都往下落，不往上靠。没有核验行的记录按未核验计。
写入即留痕
所有核心表写入经单一入口：一个事务，自动字段级 diff 进 changes_log，带 actor 与来源。授权供给新源在入库路径出生即带 rights_tier=internal_only、sellable=false。
永不存储
- 自然人姓名明文。写入前收敛为首字 + "**"; buyer_name 列只允许机构；历史明文由迁移 0006 清除（secure_delete，不可逆）。
- 第三方地理编码结果。不入库、不衍生；只存自有标准化地址与行政区划编码。
- 银登公告正文。只索引元数据（出让方 / 期次 / 类型 / 日期 / 链接）。
- 竞买人身份。bid_snapshots 只有计数，没有竞买号、出价人标识。
- 密钥与凭证。密钥只以 sha256 形态在环境变量中，不入库。
